The Government of India enacted the Real Estate (Regulation and Development) Act (RERA) in 2016. And all sections of the Act shall come into force with effect from May 1, 2017. Under RERA Act, the Government of Kerala established Kerala Real Estate Regulatory Authority (K RERA) for the smooth regulation and promotion of real estate sector in the State of Kerala. Real Estate (Regulation and Development) Act 2016 is an initiative towards improving the real estate sector in India by encouraging more transparency, accountability, citizen centricity and financial discipline.
How to Register a Real Estate Project with Kerala RERA?
There is no online provision for registering a real estate project with Kerala RERA. Promoters will have to fill out Form A or Form A-1 (as applicable) and submit it at the Kerala RERA’s postal address along with a set of necessary documents to initiate the process.

In the form, applicants may need to provide the fowling details:
- Basic details of project and promoter
- PAN
- VAT Registration Number
- TIN Registration Number
- Service Tax Registration Number
- Details of the proposed development/project
- Estimated cost of the real estate project
- Details of registration fee paid
- Permits/approvals/N.O.C.s received
- Declaration

How a Real Estate Agent Can Register with Kerala RERA?
Real estate agents who want to register with Kerala RERA can fill out the:
Form G and submit it at the Kerala RERA’s postal address along with a set of necessary documents to initiate the process.

In the form, applicants may need to provide basic details of project and promoter and the details of registration fee paid. In the end of the form, the applicant needs to write their name, place and date along with a signature.
Documents and Information Required
From a Promoter for the Registration of a Real Estate Project
- An authenticated copy of PAN card
- Audited balance sheet for the preceding financial year (FY)
- Income Tax Return for 3 preceding FYs
- Number of open parking areas available in the concerned real estate project
- An authenticated copy of legal title deed specifying the title of the promoter to the land on which the development of the real estate project is proposed
- Details of encumbrances on the land on which the development is proposed including the details of any title, interest, dues, litigation, etc.
- A declaration stating that the promoter shall not discriminate against any allottee at the time of allotment of a property
- All existing project details including the status of the project, total area and built up area
From a Real Estate Agent for the Registration of a Real Estate Project
- A copy of PAN card
- A copy of the proof of address of the agent/directors/partners
- A copy of the registration certificate (in case of firms/companies)
- A copy of the proof of address of the place of business
- Two photographs of the agent, partners, directors, etc. (as the case maybe)
- Income tax returns for three financial years preceding the application
How to File a Complaint with K-RERA?
Anyone can file a complaint with the Authority or Adjudicating Officer for any violation or contravention of the provisions of Kerala RERA Act. However, the complaint must be filed in a proper manner as described by the concerned authorities.
There is no procedure to file a complaint with RERA in Kerala online. Individuals must fill out a form to file their complaints and other grievances.
