Andhra Pradesh Real Estate Regulatory Authority (RERA) was set up under the Real Estate (Regulation & Development) Act, 2016 for the regulation and promotion of real estate sector in the State of Andhra Pradesh. The rules stated under the Act must be followed by all builders, developers, and real estate agents. Failing to do so may result in strict actions against them.
How to Register a Real Estate Project with RERA Andhra Pradesh?
To register a real estate project with RERA in Andhra Pradesh, promoters will have to follow these steps:
Step 1: Visit the official website of APRERA website.
Step 2: Click on Registration and select the Project Registration option.

Step 3: Select the Application Type as New and click on the Submit button
Step 4: Enter PAN Card Number and click on the Get Details button
Note: If the PAN Card is used for other-than Individual, an alert message shows a message as “Can Not Register as Individual”. Also, if the Promoter is already registered under different projects based on the same PAN, then Existing Promoter details will be fetched automatically.
Step 5: Fill out the Promoter Profile, Project Details and Development Details.
Step 6: Upload the required documents.
Step 7: Click the Save button and check all the details in the application form.
Step 8: Click the Get OTP button for mobile umber verification.
Step 9: Enter the OTP received and Click on the Verify OTP button.
Step 10: After OTP verification is done, click on Print to print the application else click on Proceed for Payment button to make the payment.
How Real Estate Agents Can Register at RERA Andhra Pradesh?
To register yourself as a real estate agent with RERA in Andhra Pradesh, follow these steps:
Step 1: Visit the official website of APRERA website.
Step 2: Click on Registration and select the Agent Registration option.
Step 3: Select Application Type as New and click on the Submit button.
Step 4: Enter PAN Card Number and click on the Get Details button.
Note: If you are already registered as an Agent based on the PAN Card umber, an alert message “Already registered, Pending for Approval” will appear. And if already approved, your registration number will appear.
Step 5: Fill out the Agent Details, upload documents, preview the page and make the payment.
RERA Andhra Pradesh Registration Fee
Real estate developers or Promoters looking to register their project with RERA in Andhra Pradesh must pay registration fee through a Demand Draft, NEFT or RTGS. A fixed sum will be charged per square metre considering various factors such as the type of the real estate project and the area of the land occupied.
Applicants can use the ‘Registration Fee Calculator’ tool found on the AP RERA site to know how much fee they will need to pay towards project registration.
Real estate agents who wish to register with RERA Andhra Pradesh will also be required to pay a registration fee, which is different for both an individual agent and entity.
Documents Required for Project Registration
Following is the list of documents that Promoters need to submit at the time of project registration with RERA in Andhra Pradesh:
- Copies of registered ownership documents or pattadar passbooks issued by the Revenue department
- Copies of field sketches marking the proposed site with measurements along with combined field sketch
- Detailed site plan showing the measurements as on ground including Diagonals, Latitude and Longitude at end points of the project site
- Commencement notice for previous completed projects
- A copy of the registered development agreement between the Owner of the land and the Promoter along with the link documents/Authorisation letter given by the Land Owner to undertake the construction of the building by the Promoter
- Land Title Search Report from an Advocate with at least 10 years of land related experience
- Encumbrance certificate issued by the Registration and Stamps department (latest by 60 days)
- A copy of the plan and proceedings
- Approved plan or list of amenities proposed in the site
- All applicable No Objection Certificates (NOCs)
- Detailed technical specifications of the building construction
- Details of the facilities proposed in the project as approved by the competent authority
- Complete address of the prosed development project along with the landmark nearby and a location plan or Topographic plan drawn to a scale
- Licenses of Enrolment Form of Civil Contractors or Turnkey Contractors or EPC contractors, Structural Engineer of the project
- Licenses or Enrolment Form of Structural Engineer of the project, Architect and Chartered Accountant
- Detailed estimate of the expenditure for building construction
- Signed Proforma of the Allotment Letter, Agreement of Sale and Conveyance Deed
- Structural Stability Certificate
- A copy of the Title Deed
- Brochure of the current project
- Form B, declaration, supported by a signed affidavit
- Existing layout plan
- Change of land use
- Latest photo of project/site/building
