Pradhan Mantri Awas Yojana (PMAY) Kolkata is a home loan scheme launched by the Ministry of Housing and Urban Poverty Alleviation with an aim to offer affordable housing to economically weaker sections and lower and middle-income groups. While EWS category gets complete assistance under the scheme, MIG and LIG categories are only eligible for the Credit Linked Subsidy Scheme (CLSS) under PMAY.

- Credit Linked Subsidy (CLSS):This component provides subsidies on home loan interest rates to the eligible beneficiaries as per their category. The table below shows the details of the scheme.

- In-Situ Rehabilitation of Slum Dwellers:This component aims to bring slum dwellers into the formal urban settlement by providing a rehabilitation grant of an average of Rs. 1 lakh per house.
- Affordable Housing in Partnership with Public & Private Sectors:This vertical provides financial assistance of up to Rs. 1.5 lakh to the individuals who can not afford a house and avail a home loan.
- Subsidy for Beneficiary-Led House Construction/Enhancement:This vertical caters to the housing requirements of EWS families who cannot avail the benefits under the other three components. The Central Government provides financial assistance of up to Rs. 1.5 lakh, which can be used for house construction or improvement.
PMAY Kolkata Eligibility Criteria
Following are the eligibility conditions for PMAY Kolkata.
- The applicant must not own a ‘pucca’ house in his/her name or in the name of any other member of his/her family in any part of the country.
- The applicant should not have availed or received any sort of assistance from the Central Government under a housing scheme of any benefits given under PMAY.
- The beneficiary family should not have availed PMAY subsidy from any of the Primary Lending Institutions (PLIs).
- For married couples, either one of the spouse or both in joint ownership are eligible for one subsidy.
- The household income of the beneficiary must fall under one of the following income groups.
- Economically Weaker Section (EWS)
- Low Income Group (LIG)
- Middle Income Group-I (MIG-I)
- Middle Income Group-II (MIG-II)
- PMAY subsidy and other benefits can be availed only once. If the borrower transfers his/her loan to another lender, he/she will not be eligible.
- All Statutory Towns, as per Census 2011 and towns notified subsequently, are eligible for coverage under the PMAY HFA mission.
- Applicants belonging to LIG/EWS Category must have their houses in the name of the female head of the household or in joint ownership with the male head of the household and his wife.
- For a family belonging to LIG/EWS category, the house could be registered in the name of a male member, if the household does not have an adult female member or in case of a home construction loan, if the land is purchased before the scheme start date.

How to Apply for PMAY Kolkata
Mentioned below are the steps to be followed to apply for PMAY Kolkata.
- Visit the PM Awas Yojana official website
- Select ‘Benefit under other 3 components’ option under ‘Citizen Assessment’menu
- Enter your 12-digit Aadhaar number and name as mentioned on your Aadhaar card
(Upon successful verification of your Aadhaar number, you will be redirected to the PMAY application page)
- Enter the required details
- Click on the ‘I am aware of…’checkbox
- Enter Captcha and Click the ‘Save’button
- Save the system generated application number (Assessment ID) for future reference
- Download and print the application form
- Submit the form at your nearest Common Service Centers (CSC) or financial institution/banks along with the supporting documents

Q1. What happens if the construction of the house is stalled due to some reason but the subsidy has already been disbursed?
In such a case, the subsidy is to be recovered and refunded to the Central Government.
Q2. Are there any preferred categories under the scheme?
Preference under the scheme will be given to manual scavengers, women (with overriding preference to widows), people belonging to scheduled castes/scheduled tribes/other backward classes, minorities, persons with disabilities, and transgenders. This is limited to beneficiaries belonging to EWS/LIG segment.
Q3. Can I avail benefits under more than one component?
No, a beneficiary can avail benefit under one component only.
Q4. How do I precisely calculate the carpet area?
Calculate the area enclosed within the walls. This area does not include the thickness of the inner walls.
