Rajasthan Real Estate Regulatory Authority (RAJ RERA)

RERA Act or Rajasthan RERA is the official Real Estate Regulatory Authority of the state for administering the Real Estate (Regulatory and Development) Act, which came into effect on May 1, 2016. The authority shall establish an adjudicating mechanism for speedy dispute redressal regarding registered real estate projects. The key responsibilities of the authority shall be to ensure disclosure of real estate projects by promoters, registration of real estate projects and real estate agents, address complaints and provide recommendations to the government on the matters relating to the development and promotion of the real estate sector.

How to Register Project in RERA Rajasthan

Step 1: Visit Rajasthan RERA official website at http://rera.rajasthan.gov.in/
Step 2: Click on ‘Online Registration’ drop-down menu and select appropriate option ‘Real Estate Project’ or              ‘Real Estate Agent’.
Step 3: You will be redirected to a new page. Click the ‘Registration’ tab.
Step 4: Choose how you want to register yourself on the platform – as a ‘Citizen’, ‘Udhyog’ or a ‘Govt.                           Employee’
Step 5: Select one of the options – Jan Aadhaar, Bhamashah, Aadhaar, Facebook or Google.
Step 6: Provide the corresponding details of the option chosen and click on ‘Next’ to fill out more details

 

What are the RERA Rajasthan Fees and Charges?

Below are the fees and charges that you might need to pay to get your property registered under RERA Rajasthan:

For a Group Housing Project

Particulars	Applicable Fees
If the area of the land doesn’t exceed 1,000 sq. m.	Rs. 5 per sq. m.
If the area of the land exceeds 1,000 sq. m.	Rs. 10 per sq. m. (subject to a max. of Rs. 5 lakh)

Mixed Development (Residential and Commercial) Project

Particulars	Applicable Fees
If the area of the land doesn’t exceed 1,000 sq. m.	Rs. 10 per sq. m.
If the area of the land exceeds 1,000 sq. m.	Rs. 15 per sq. m. (subject to a max. of Rs. 10 lakh)

For Commercial Projects

Particulars	Applicable Fees
If the area of the land doesn’t exceed 1,000 sq. m.	Rs. 20 per sq. m.
If the area of the land exceeds 1,000 sq. m.	Rs. 25 per sq. m. (subject to a max. of Rs. 10 lakh)

For Plotted Development Projects
Rs.5 per sq. m. capped up to Rs. 2 lakh

What are the documents required for registering on RERA Rajasthan?

For Promoters

The list of documents that Promoters need to furnish to register at Raj RERA is:

• A copy of PAN card
• Audited balance sheet of the promoter for the preceding financial year
• Number of parking areas in each type of parking such as basement, open, stilt, mechanical, parking, etc.
• Legal title deed copy reflecting the title of the promoter to the land.
• Encumbrance details.
• In case the promoter is not the landowner, then a copy of the collaboration, development, joint development, or any other agreement.

Real Estate Agent

The list of documents that Real Estate Agents need to furnish to register at RERA Rajasthan is:

• Brief details of your enterprise including its name, registered address, type of enterprise (society/partnership/proprietorship/company, etc.).
• Photograph of the real estate agent in case of an individual, and the photograph of partners, directors, etc., in case of other than an individual.
• PAN card copy.
• Address proof copy of the place of business.
