The Real Estate (Regulation and Development) RERA Act, 2016 was enacted by the Government of India on May 1, 2016. The primary aim of the act is to safeguard the interests of consumers in the real estate sector and to include transparency and accountability between homebuyers and developers or real estate agents. As per one of the provisions of the Act, all states (except the state of Jammu & Kashmir) must appoint a Real Estate Regulatory Authority to carry out the purpose of the Act. To carry out the objectives of RERA Act, the Punjab government notified Real Estate (Regulation and Development) Rules on June 8, 2017.

Step 3: If you are not registered on the platform, create an account
Step 4: Fill the form, enter the captcha code and click on ‘Create User’

Documents required for Punjab RERA Real Estate Project Registration

The documents required for project registration are:

• Bank Draft/Bankers’ Cheque of the registration fee
• A copy of license along with the land schedule
• Ownership documents of licensed area
• Documents pertaining to the entry of license and collaboration agreement
• In case of a plotted colony, provide the latest layout plan, demarcation plan and zoning plan
• In case of group housing/commercial sites, provide a copy of the approved zoning plan and a complete set of the last approved building plans
• Cash flow statement of the proposed project
• Non-default certificate from a Chartered Accountant
• A copy of the draft agreement
• Last 3 years’ balance sheet of developer/ licensee
• Project report including the probable cost of the project
• Details of the securities furnished to the financial institution against the aforementioned loan
• Total liabilities against the project
