Real Estate (Regulation and Development) Act, 2016 was introduced by the government with an aim to regulate and promote real estate sector in the country. One of the provisions of the Act requires all states except the State of Jammu & Kashmir to have a Real Estate Regulatory Authority. To carry out the purpose of the RERA Act, the government of Telangana notified Real Estate (Regulation and Development) Rules on 31 July 2017.

Purpose of RERA Act Telangana

Some of the objectives of RERA Act Telangana are to:

• Create a transparent process of buying and selling in the real estate sector of the state
• Regulate and promote the real estate industry of the state
• Make sure that interests of both consumers and developers are well protected
• Ensure the grievances of consumers are resolved as soon as possible by establishing an Appellate Tribunal
• Maintain the records of all real estate agents and projects registered with the regulatory authority for public viewing

How to Register at TSRERA as a Promoter

The steps to register at TSRERA as a promoter are:

Step 1: Visit the official website of Telangana State Real Estate Regulatory Authority, TS RERA, at http://rera.telangana.gov.in/
Step 2: Select ‘Real Estate Project Registration’ option from the ‘Services’ drop-down menu.
Step 3: You will be redirected to a Login form. Click on the ‘New Registration’ link if you are a new user.
Step 4: You will now be redirected to a new page where you have to create your account.
Step 5: Select the User Type as ‘Promoter’.
Step 6: Fill out other fields with correct information and click on ‘Create User’ to finish the process.

Once you are done with the last step, you will get a verification mail at the email address you mentioned in the form. In the mail, there will be an activation link. Click on it to complete the registration process.

How to Register at TSRERA as a Real Estate Agent

The steps to register at TSRERA as a real estate agent are:

Step 1: Visit the official website of Telangana State Real Estate Regulatory Authority, TS RERA, at http://rera.telangana.gov.in/
Step 2: Select ‘Real Estate Agent Registration’ option from the ‘Services’ drop-down menu.
Step 3: You will be redirected to a Login form. Click on the ‘New Registration’ link if you are a new user.
Step 4: You will now be redirected to a new page where you have to create your account.
Step 5: Select the User Type as ‘Real Estate Agent’.
Step 6: Fill out other fields with correct information and click on ‘Create User’ to finish the process.

How to Register a Real Estate Project at TSRERA

The steps to register Real Estate Project at TSRERA are:

Step 1: Visit the official website of Telangana State Real Estate Regulatory Authority, TS RERA, at http://rera.telangana.gov.in/
Step 2: Select ‘Real Estate Project Registration’ option from the ‘Services’ drop-down menu.
Step 3: You will be redirected to a TSRERA login page.
Step 4: Enter the user and captcha code to login to your TSRERA account.
Step 5: On successfully logging in to your account, click on ‘Project Details’ and then on ‘Add Project’ from the pop-up menu.
Step 5: Enter the details of your project and pay the registration fee through the payment gateway to finish the registration of your real estate project.

Documents Required for Registering a Project Under Telangana RERA

• Proof of Identity (in case of an individual)
• Proof of Address (in case of an individual)
• Proof of Identity and Proof of Address of Chairman, Partners, Directors, etc. (in the case of business entities).
• A copy of PAN Card of the promoter
• Profit and Loss statement and balance sheet of last three assessment years
• Annual report, Auditors’ report and Directors’ report for last three financial years
• Registration fee in the form of demand draft or banker’s cheque
• A copy of the legal title deed
• Concerned property’s layout plan
• Property plan showing the total number of open and closed parking areas available in the real estate project
